Baan Banyan offers spacious accommodation to include 3 double bedrooms with air-conditioning, (please note the third bedroom is accessible either through bedroom 2 or directly off thu u shaped terrace overlooking the swimming pool with further access through to the living room from the terrace sliding doors). Both guest bedrooms have a shared bathroom with outdoor Balinese style shower.

The master bedroom has its own private en suite bathroom with large Jacuzzi bath.

An extensive fitted kitchen with fitted appliances including double door American style fridge/freezer, dishwasher, oven, gas hob and extractor hood, built in microwave, an abundance of crockery,glassware and cooking utensils provides all the home comforts that one would expect for a self catering holiday break. An adjacent utility room provides a Siemens front loading automatic washing machine.

UBC satellite TV is connected to the property viewed via a feature Pioneer flat screen wall mounted television. Wireless ADSL internet is available within the property via a wireless router (personal laptop required).

The private swimming pool is accessible via the shaded terraces with a range of outdoor furniture and sun loungers, cooled by overhead colonial style fans.

Of particular interest to guests is the villa housekeeping service provided every 4th day in include full clean and replacement of all bed linen and villa towels.

The Toyota Hire Car is available at a daily rental price of US$48.00 baby seat with weight capacity of 25kg's is provided with the vehicle.

The above rental rates include

• Villa cleaning service every 4th day
• Laundering of all bed linen & towels every 4th day

• Check in time is generally after 10.30am. Check out time is before 12.00 noon. Late departures can be arranged subject to the villa being available.
• Airport collection service and return on day of departure.

• Food or groceries (self catering only)
• Chef, driver or domestic live in staff

Rental conditions

• Minimum rental of 3 nights (except between 15th Dec- 15th Jan where minimum stay is 7 nights)
• Self catering only
• Maximum of 6 adults (please check bedroom configuration for 2nd & 3rd bedroom as described above.
• A non-refundable deposit of 25% is required to secure your reservation (deposit paid via Swift Bank Transfer to our Thai Bank Account) The balance of total rental amount is due a minimum of 6 weeks before check in date using bank SWIFT transfer to our nominated Thai bank account.
• No single sex groups i.e. male or female stag parties
• The privacy & tranquility of the villas around must be respected at all times.
• The villa is for holiday use only for the guests who have booked.
• No pets are permitted. Striclty NO SMOKING inside the villa.
• The number of guests sleeping in the villa must not exceed the number stated at the time of booking.
• Parents assume fully responsibility for their children's safety at all times.

Cancellation policy

• In the event that the booking is cancelled prior to arrival we regret that no deposit can be refunded. If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of this villa.

Insurance

• The owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property, facilities, or locally procured third party services such as watercraft, water sports, jeep or motor bike rental etc.
